Weston ZBA Unanimously Approves Special Permits for Two Residential Additions
WESTON — June 16, 2026 — Weston ZBA grants back-to-back special permits for residential additions carrying unusually high floor-area ratios. The three-member board — Chair Stephen J. Larocque and members Jane Fisher Carlson and Wendy Kaplan Amour — voted 3-0 on each application at its June 16 online hearing. At 78 Tyler Road, owner Brendan Collins won approval for a garage conversion, roof raise, and single-story rear addition that brings the property's Residential Gross Floor Area ratio to 17.7 percent, up from 9.26 percent accepted in a 2023 ZBA decision; the motion incorporated the stormwater permit issued by the town's Department of Public Works and a condition tying the approved building envelope to Weston's specialized energy code. At 24 Dean Road, owners Tara Sullivan and Reid Joseph received a permit to connect their existing house and detached garage with a roughly 200-square-foot single-story link and finish the garage's partial second story, pushing the RGFA to 27.3 percent — a figure Larocque called the highest his board had ever approved. In both cases the board found the additions would not be substantially detrimental to the neighborhood, citing massing that stays within setbacks and has minimal streetscape impact; Larocque, who will author both written decisions, acknowledged the precedent risk and said the opinions will emphasize the specific design and siting factors distinguishing each case.
