Lexington Conservation Commission Continues 150-Unit Bedford Street Housing Hearing

LEXINGTON — January 27, 2026 — Lexington Conservation Commission opens hearing on a 150-unit housing project at the former Boston Sports Club site. The commission held its first public hearing Tuesday on a Notice of Intent for 475 Bedford Street, where Pulte Homes of New England proposes demolishing the existing facility and constructing three four-story, all-electric residential buildings totaling 150 units on about nine acres, with a net reduction of 57,000 square feet of impervious surface and more than 10,186 square feet of bordering vegetated wetland replication. Scott Morrison of VHB presented the plans; Phil Hamilton recused himself as an abutter. Commissioners raised questions about groundwater monitoring in the replication area, tree species survivability under an Eversource power line easement, and building maintenance access near the 25-foot wetland buffer. Doris Wong of 12 Drummer Boy Way urged applicants in public comment to resubmit shadow studies "with a scale bar, with a more accurate depiction of the surroundings." The commission continued the matter unanimously to its February 10 meeting, with a site visit set for February 7. On a separate continued delineation at 114 Wood Street — involving the certified vernal pool known as Lost Pond — Margie Brown of Minuteman National Historical Park testified that the pool supports five frog species and eight bat species, including the state-endangered little brown bat, and sits at the intersection of two critical wildlife corridors.
