Wayland committee trims scenarios from 212 Cochituate Road draft report

WAYLAND — January 28, 2026 — Wayland's 212 Cochituate Road Advisory Committee moved to trim apartment-scale options from its draft reuse report. Meeting Wednesday, the committee approved Jan. 7 minutes 7-0 and worked through a 44-page draft authored by member Gene that outlines five scenarios for the four-acre town-owned parcel. Member Bill Whitney moved to delete Scenario 4 — a multi-unit building of up to 24 residents — and to strike a reference to "up to 36 apartments" from Scenario 3, saying larger formats are not "consistent with the homey feel" providers have described. Chair Tom relayed town counsel guidance that the state allows local preference for up to 70 percent of affordable units in an initial lottery. Neighbors Amy Adams of 19 Woodridge Road and Hope Odell of 7 Jennison Road urged stronger habitat protections and clearer setbacks; HRDEI member Karen Lumenfeld read written comments from Kevin Goodwin calling for roll-in showers, grab bars and first-floor units for wheelchair users.
