Wayland ZBA approves three special permits, continues Snake Brook Road case
WAYLAND — May 12, 2026 — Wayland ZBA grants three special permits, including a four-times-revised Plain Road rebuild. The Zoning Board of Appeals unanimously approved IPA Development Company's replacement dwelling at 43 Plain Road at 3,067 gross square feet — a 68 percent increase, down from 200 percent originally — with 16.5 percent lot coverage and 26.8-foot average-grade height, after attorney Andrew Delori walked the board through four iterations dating to October. Conditions include a whole-house gutter system, annual stormwater maintenance, and a two-tree removal cap requested by abutter Phil Dowling. The board also approved a 66-square-foot addition at 12 Charles Street for Trustee Paul S. Paresky and a 30.4-square-foot, four-sign program for Kirstyn Lipson's Town House Café & Bistro at 21 Cochituate Road, targeting a Labor Day opening. A 35 Snake Brook Road case was continued to June 9 after Chair Thomas William White flagged a height-limit problem. Associate Shaunt Sarian announced he will not seek reappointment after roughly 17 years.
