Planning Board approves four Bonnie Brook waivers, holds line on sidewalks and curbing
SUDBURY — April 22, 2026 — Sudbury Planning Board grants four of six Bonnie Brook subdivision waivers as applicant withdraws sidewalk and curb requests. The board voted 5-0 Wednesday to approve waivers under Sections 4.C.3.p, 4.C.3.v, 5.B.1.d and 5.B.2.g of the subdivision rules for the six-lot Bonnie Brook Estates project off Maynard Road, sponsored by Bonnie Brook Realty Corporation and engineered by Bruce Salick and Associates. Vice-Chair John Sugrue and members Anuraj Shah and Julie Zelermyer Perlman pushed to keep sidewalks in the approved plan, citing a long road and future access to conservation land behind the site. Planning Director Adam Burney warned applicant John Dudarian that swapping sloped granite for bituminous berm "is going to create work for the buyer," prompting withdrawal of the curb waiver. The board also approved rooftop solar at Sudbury Pines (642 Boston Post Road) and Chase Bank (527 Boston Post Road), accepted a $22,000 bond from Carrie Maciel at 115 Brimstone Lane, and recommended approval of Article 26 (Chiswick Park easement) and Article 27 CPA-1 (Hop Brook duck walk).
