Lexington Planning Board Approves Revised 40-Unit Piper Road Condo Modification

LEXINGTON — June 10, 2026 — Lexington Planning Board approves 40-unit Piper Road modification and advances Clark Street project to July. The board voted unanimously 5-0 Wednesday to approve a modification to the previously permitted multifamily development at 5 Piper Road, brought by Piper Road Homes LLC — a joint venture of DiBiasi Ventures and Morgan Point LLC — reducing the project from 46 to 40 units while preserving six inclusionary affordable units in a two-of-each bedroom split endorsed by the Regional Housing Services Office. A lengthy debate over whether to require coordination between the Piper Road project's blasting schedule and that of a nearby development at 331 Concord Avenue ended with the board adopting language in a finding rather than a binding condition, directing the applicant to work through the fire department on timing. The board also added a condition requiring initial unit owners receive a one-year Lex Express bus pass. Affordable Housing Trust Chair Elaine Tung urged the board to reallocate the six affordable units to reflect the project's revised bedroom-mix percentages — one one-bedroom, three two-bedrooms, and two three-bedrooms — but the board retained the original two-of-each split. A separate 5-0 vote continued the public hearing for a 49-unit mixed-use building proposed at 16 Clark Street by North Shore Residential to July 15, following updated design presentations and unresolved debate over parking and snow-storage waivers.
