Weston Planning Board Holds Community Forum Before Formal 40B Zoning Hearings Begin

WESTON — February 11, 2026 — Weston Planning Board holds community forum ahead of formal public hearings on HYM-Regis multifamily housing bylaw. Planning Board Chair Leslie Glenn, participating remotely, and Town Planner Emi led the February 11 session to prepare residents for a formal public hearing scheduled for February 25, warning attendees that comments at the community meeting carry no legal weight before the board. Emi reported Weston's Subsidized Housing Inventory stands at 3.79 percent of the 10 percent threshold needed for permanent safe harbor from unwanted 40B comprehensive permit applications, with units at 269 North Avenue and 751 Boston Post Road temporarily on the SHI pending occupancy. The proposed bylaw, petitioned by developer HYM Investment Group and Regis College, requires a two-thirds town meeting vote to pass, and a failed vote would bar the same measure from returning for two years. Emi told residents that SHI benefits from any new development would not materialize until occupancy — likely three or more years out — and that a town certificate of occupancy would be withheld if affordable-unit deed restrictions are not in place.
