Wayland ZBA denies Parkridge Road teardown on 3-2 vote

WAYLAND — March 10, 2026 — Wayland ZBA splits 3-2 to deny an 8 Parkridge Road teardown-and-rebuild. The board rejected API Development Company's special permit for a replacement dwelling on the roughly 15,500-square-foot lot, with Chair Thomas White, Adam Hirsh and Justine Paul opposed and Hunter Perry and Shaunt Sarian in favor. Attorney Andrew Delory argued immediate abutters had signed off, but White cited the town planner's recommendation to reject and comparisons showing the home would be the largest in the neighborhood. Hirsh called the structure "massive," citing a large unfinished basement and attic; Sarian countered that "large homes are becoming the norm." The board separately granted the Wayland Swimming and Tennis Club a 10-year permit extension, 5-0, after applicant Doug Levine withdrew a request to expand membership from 200 to 225 families. The club has 250 to 300 families on its waitlist. A related Plain Road case was continued to May 12.
