Wayland Select Board funds Route 20 zoning, approves Dudley Chateau outdoor seating

WAYLAND — June 1, 2026 — Wayland Select Board seats Reynolds, funds Route 20 zoning rewrite and approves Dudley Chateau patio. The board unanimously authorized up to $20,000 from previously accepted guarantee deposit gifts for outside legal counsel to draft Route 20 corridor zoning, after Planning Board Chair Sarah Lewis said the panel lacked drafting capacity and rejected member Thomas J. Fay's suggestion to use AI. The board also unanimously accepted $3,820,099 in five-month bond anticipation notes at 4 percent from Fidelity Capital Markets, ahead of a roughly $13 million long-term bond issuance in November 2026. By 3-0, the three members eligible to vote approved up to 30 outdoor seats at the Dudley Chateau, noon to 9 p.m., April through October, expiring Dec. 31, 2026, with Vice-Chair Doug Levine calling parking on Dudley Road and patron driving "more salient" concerns than noise. The board voted 4-1, Levine opposed, to sign the opt-out waiver preserving the town's marijuana-business prohibition under House Bill 5350.
