Wayland Planning Board sends five zoning articles to Town Meeting
WAYLAND — January 7, 2026 — Wayland Planning Board sends five zoning articles to spring Town Meeting in unanimous vote. The board voted 5-0 Wednesday to forward amendments covering accessory dwelling units, the MBTA Communities Route 20 West subdistrict, floodplain districts, housekeeping fixes and a new ground-mounted solar bylaw. Vice Chair Robin Borgestedt said the ADU article keeps 900 square feet by right, newly allows affordable ADUs by right, and creates a special permit path for larger units. Wayland Housing Partnership member Jim Grumbach called 1,100 square feet "an artificial number" and urged maximum by-right flexibility; Chair Anette Lewis said diverging from the state's 900-square-foot threshold risked conflict with emerging case law. The MBTA article would raise Route 20 West density from 20 to 32 units per acre and height from 35 to 58 feet. The board also extended the Council on Aging site plan deadline to May 6, 2026.
