Wayland Planning Board approves Dunkin'/Jimmy John's patio seating 5-0

WAYLAND — April 29, 2026 — Wayland Planning Board approves Dunkin'/Jimmy John's patio and moves to block Select Board appeals article. The board voted 5-0 to grant site-plan approval for 14 outdoor seats at 289 Boston Post Road, conditioned on confirming wastewater capacity, showing the trash receptacle on the plan, capping a second-floor training area at four seats and locking hours at 5 a.m. to 9 p.m. weekdays. Nicole Sullivan, representing the Pesce franchise group, said the patio sits on the old bank drive-through pad with 12 recessed LED lights and a quarterly-serviced grease trap. On a separate Select Board warrant article shortening the appeal window to 20 days for projects over 10,000 square feet of structure or 20,000 square feet of site, members voted 4-0 with one abstention against recommending it. Chair Anette Lewis called the draft a "real narrowing of the right of appeal," and Town Planner Robert Hummel said the thresholds conflict with existing §601.2.3 triggers. The board also extended the Council on Aging as-built deadline to Oct. 30.
