Sudbury ZBA approves Elsbeth Road home, Maynard Road addition; defers Sherman Bridge
SUDBURY — June 1, 2026 — Sudbury ZBA approves two homes and continues Sherman's Bridge to July. The Zoning Board of Appeals on June 1 voted 5-0 to grant a special permit for a 4,072-square-foot single-family rebuild at 11 Elsbeth Road by developer Ben Maiden's Octavian Development, then 5-0 to modify a Chapter 40B comprehensive permit so homeowner Haley Sacks can add a first-floor room at 280 Maynard Road for her daughter, who has epilepsy and developmental delay. Planning and Zoning Coordinator Adam Burney told the board the comp-permit modification "negates the need for a variance" under 760 CMR 56. The board continued DPW Director Tina Rivard's Sherman's Bridge floodplain special permit to July pending a U.S. Army Corps permit; TEC engineers said a three-inch deck rise will add about 555 cubic feet of floodplain fill across both towns with less than a tenth of a foot of 100-year rise. Acting Chair Frank Riepe also won a 5-0 recommendation to reappoint Member Jennifer Pincus.
