Planning Board releases Fox Hill stormwater bond, advances wireless bylaw rewrite
SUDBURY — February 11, 2026 — Sudbury Planning Board releases Fox Hill stormwater bond and finalizes wireless bylaw edits for spring Town Meeting. The board voted 4-0 to release the stormwater construction bond for 30 Fox Hill Drive while retaining a $15,000 landscaping bond, after developer Paul Canelano reported the system has handled "multiple storm events without any issues" and review engineer Horsley Witten confirmed compliance. Vice Chair John Sugrue was absent. Most of the meeting was spent with Isotrope Wireless consultant Michael Lawton walking through the long-stalled Wireless Service Overlay District rewrite, with member Kirsten Roopenian driving consistency edits and the board agreeing to a 600-foot abutter notice radius for new towers, a softened "may include" parking provision, and a new maximum-permissible-exposure study requirement aimed at the federal Section 6409 "eligible facilities request" 60-day shot clock that Lawton called a "weapon" carriers use against unprepared towns. Restaurant operator John Ma also received informal feedback on a small outdoor seating area at 530A Boston Post Road, the former Pani site, with members favoring a seasonal removable fence; the matter returns Feb. 25.
